Both sales and prices of apartments in Paris headed south last year, according to a new review of the market.
In their recently published report on the residential property market in Paris for last year the notaires state that sales of apartments fell by -10% compared to 2023 and by -30% in comparison with 2022. Prices also fell by an average of -3%.
Total sales in the year were 24,940, compared with 27,670 in 2023.
The columns in the graphic below show the total number of sales of apartments in the capital each year since 2004. Sales of apartments in Q4 last year were at their lowest since 2008.

The graph below shows the average price of apartments over the past 20 years. The average price at the end of 2024 was €9,470m2, down -3% in a year. The notaires are projecting a 1% increase in prices by the end of Q1/25. They consider that whilst lower interest rates have stabilised the market, international tensions and difficulties at home are weighing on buyers and sellers.

As can be seen below, the movement in prices was not uniform across the capital. Highest fall in prices was in Paris Centre (-10.5%). In the 8ème prices rose by +4.7%, and by +2.3% in the 13ème.

The final graphic below shows the prices at the end of the year for each district of the capital. The 6ème continues to be the most expensive (€13.460m2 on average), whilst the 19ème props up the table at €7,590m2.
