The notaires have recently published house price figures for each department of the Occitanie region.
Lowest average prices in the region are in the Ariège department (€1,110m2) bordering Spain , whilst highest average prices are in the Mediterranean department of Hérault (€2,510m2).
Neverthlesss, as can be seen from the table below, in most departments house prices start at under €1,000m2, such as in Lozère (€690m2), Aveyron (€700m2), Ariège (€710m2), Gers (€900m2), Lot (€940m2), Tarn (€940m2) and Aude (€980m2).
The table below shows average prices in each department, excluding the 10% of extremes either end, for the year ending 31st December 2021.
You can view the figures for the year ending 31st Dec 2020 at Departmental House Prices 2020. Prices have risen right across the region, excepting in the department of Aveyron, where prices have fallen slightly. Double digit prices increases have occurred noticeably in Haute-Garonne, Hérault and the Pyrénées-Orientales.

Within the major cities of the region prices are higher. In Toulouse, the regional capital, prices average around €3,000m2 but can reach €6,000m2 in the most desirable areas. In Montpellier, prices similarly average around €3,000m2, but can average over €4,000m2 in the city centre. Conversely, in Carcassonne, in the Aude department, prices average around €1,200m2.
Prices on the coast are often well above the average. Thus, in La Grand Motte area of Hérault, prices average around €5,000m2. Prices are similar in the adjoining Grau-du-Roi coastal area of the Gard.
