Apartment sales are tumbling in Paris, and prices are following suit.

In their review of the residential property market in Paris for 2023, the notaires report that sales fell by -22% compared to 2022, a fall of -6% compared to the previous 10 years.
Prices averaged €9,770m2 at the end of the year, a fall of -6.8% in a year.
The following graphic shows the number of sales each year since 2003, as well as the average price for apartments.

The notaires consider that the fall in prices will continue into the spring. "We are expecting an average price of €9,410m² in April 2024 (-8.1% in a year). Prices will then be on a par with those of summer 2018."
As can be seen from the following graphic, the fall in prices has not been uniform across the capital. The largest fall (-12.1%) has been in 13th arrondissement, whilst the city centre has been largely spared, falling only by an average of -3%.

The 6th arrondissement remains the most expensive area of the city, with prices averaging €13,840m², whilst the cheapest is the 19th, averaging €7,930m².
