The notaires in the Alpine department of Isère have published their review of the housing market in 2022.

Located to the west of the Alpes, the mountainous area in the south contains several major ski resorts which attract strong interest from international property buyers. The capital city of the department is Grenoble.

According to the notaires, 2022 was an exceptional year for sales, which progressed by 7.2%, despite slowing down in the final quarter.

House prices rose by 8.1%, to a median average of €227,000, whilst apartment prices rose 6.2%, to reach an average of €2,440m2.

The graphic below shows prices for apartments in the top 20 most expensive communes and the top 20 cheapest communes, together with the price movements in the year.

As can be seen, prices in the department vary by a factor of 4.

The analysis is reprised for houses below. Once again, the variation in prices is substantial, by a factor of nearly 5.

As for the outlook, the notaires state that: "The market is still driven by strong demand, but there is more of a wait-and-see attitude. Buyers are buying less quickly and negotiating. The market has proved less accessible to first-time buyers. Buyers with little personal capital are finding it more difficult to obtain a loan."
