A review of the property market in each department of the Rhône-Alpes region.

The review has been published by the local notaires, on prices to the end of 2024.

In the Ain, the average price of apartments at the year-end was €2,480m² (-4.3% over the year), whilst house prices averaged €252,000 (-2%). Prices in the administrative capital Gex fell to €565,000, against an average of €615,000 in the autumn of 2024. Since the end of the year the market has stabilized, with volumes having increased, although the market remains fragile.

In the Drôme, older apartment prices averaged €1.730m² (-4.1%), whilst houses fell -4.2% to average €230,000. Prices in the administrative capital Valence fell back considerably in the year (-7.5% for houses and -3.1% for apartments), although the notaires consider that the market has reached its low point.

In the Isère, apartment prices fell -3.9% to average €2,410m², whilst house prices averaged €263,500 (-2.6%) Nevertheless, prices in Grenoble, rose by +12% to average €358,700, whilst apartment prices fell -6.9% to reach €2,380m². The notaires report that the market this year is calm, but with prices edging up.

In the Ardèche, house prices increased +1.1% to €186,000, whilst apartments also rose +0.9% to average €1,490m². The notaires offer no commentary on the market.

In the Loire, apartment prices averaged €1,210m² (-3.6%), whilst house prices fell by -5.0% to average €190,000. In the administrative capital of Saint-Etienne house prices fell -5.6% to average €203,000, and apartments by -5.3% to €1,140m². As in the Loire, the notaires report a lack of dynamism in the market, with the prospect of a stabilisation of prices.

In the Rhône, house prices averaged €350,000 (-7.4%), whilst apartment prices also fell -7.4% to reach €3,670m². In the capital Lyon, house prices fell -15,2% to €579,200, whilst apartment prices also fell significantly to €4,470m² (-8,0%). Once again, the notaires are reporting that the market remains relatively becalmed.

In Savoie, apartment prices fell -1.5% to reach €3,790m², whilst house prices rose slightly to €306,800 € (+0,3%). In Chambéry house prices fell by -16,0% to €344,500, whilst apartments by -3.8% to €2,720m². In the Maurienne and Tarentaise ski stations prices fell (to average respectively €3,490m² and €5,870m²), although this was not the case in the Trois Vallées where average prices reached €10,260m². The notaires consider the outlook is mixed, but with the prospect of further falls in prices in many areas.

In Haute-Savoie, house prices fell -3.3% to average €453,100, whilst apartments rose by +1.6% to €4,290m². In the capital Annecy, house prices average €643,500 (-10.8%) whilst apartment prices fell -1.9% to €5,080m². In the ski stations, luxury property around Mont Blanc grew further (+4,7% to €7,330m²), contrasting with that of the performance of Portes du Soleil where prices fell -6,9% to €6,090m². As with Savoie the outlook is mixed but orientating towards a further fall in prices.
